The Los Cabos real estate market experienced a boom in 2006, with the trend continuing into 2006. Most real estate companies reported a record sales year. The level of optimism for sales in 2006 is high, while inventory levels are low. The good news is that many new projects are on the horizon, with offerings in all price ranges to accommodate most buyers. During the last two years, Los Cabos has seen a major expansion in mega super markets and retail chains. These include stores such as COSTCO, Home Depot, City Club, Soriana and Centro Comercial Californiano (CCC). One of the newest stores to open is Comercial Mexicana, a popular chain on the mainland. It is located in San Jose in a plaza that has 40 retail outlets. The following is an update on some of the developments in Los Cabos: Hacienda. Everyone has been wondering what is going to be built on the site of the old Hacienda Beach Hotel in Cabo San Lucas. Newport Beach, California based Koll and Greenwich, Connecticut based Starwood Capital Group recently acquired the 22-acre oceanfront property in Cabo. The redevelopment plans call for 203 condominiums and 30 single-family homes. The project will be developed in four phases. Delivery of the first units is expected in late 2006 or early 2007. The total sell out is estimated at around $400 million. Koll’s acquisition and development manager said that the bulk of the units will be in a series of low-rise buildings up to six stories. In addition, there will be 30 single-family beach front homes. The development will offer direct access to the Cabo San Lucas Marina and will include a beach club with full restaurant, infinity pools, spa, workout facilities and lounge for the use of residents.
Querencia. A private golf club and residential community in San Jose del Cabo has completed the acquisition of a new parcel of land adjacent to the development. The new property, 400 hectares or approximately 900 acres in size, stretches west and southwest, towards the village of Cabo San Lucas.
Currently, Querencia offers a private Tom Fazio course and a portfolio of custom or standard building options ranging in size and price.
El Dorado. Bids are currently being requested for the work. Government officials hope to make substantial advances in 2006 and finish in 2007. Large beach front parcels are still also available. New resorts such as Puerto Los Cabos and a new Mayan Palace complex and paved roads are going in on the East Cape bringing services in the near future. Some areas already have utilities.
